AJ Karas Auctioneers, LLC (and its employees) is not acting as a licensed broker, transaction broker or licensee but is rendering auction services only for Seller and the Broker of record Doris Serrano.

Bidders Registration:
All prospective buyers must register to bid. A $10,000.00 cashier’s check or certified check payable to Chama Title Company, Inc. will be required to bid at the auction. A 10% buyer’s premium will be added to final bid and included in the total contract price. A 10% non-refundable down payment or the $10,000, whichever is greater, will be due immediately after being declared the winning bidder. The $10,000 will be immediately returned in the event the bidder is unsuccessful.

Please note: The $10,000 cashier’s check used for Bidder Registration will be applied to the down payment. If more monies are required to make up the full 10% deposit, this remainder can be paid in the form of a check made payable to Chama Title.

Online & Phone Bidding: Online & phone bidding registration must be completed 48 hours prior to the auction. Please contact our office for details.

Closing: The balance is due in cash or new loan at closing within 30 days. A General Warranty Deed will be supplied by the seller at the sellers expense giving marketable title subject to restrictions of record. Taxes & Home Owners Association fees are pro-rated. Title insurance will be at the buyer’s expense.

Bidder Information Package: A Package of information has been assembled for this property and includes: a preliminary title report, area information and a seller’s property disclosure. The Seller and New Mexico real estate broker Doris Serrano have provided all property information for subject property.
