AUCTION TERMS & CONDITIONS

Bidders Registration: All prospective buyers must register to bid. A 10% buyer's premium will be added to the final bid and included in the contract price. A $500.00/week, non-refundable down payment payable to AJ Karas Auctioneers, LLC  will be due immediately after being declared the buyer. This amount will be applied to the purchase price and will be deposited in the brokers escrow account. Check or credit card accepted for down payment.

Online & Phone Bidding: Online & phone bidding registration must be completed 48 hours prior to the auction. All terms will apply as if you were participating at the auction in person. An additional $100 technology fee will be added per week to your final purchase price if you are the highest bidder. Credit card or cashiers check accepted for down payment

Closing: The balance is due in cash or new loan at closing within 30 days. There will be a closing fee of $290.00 per unit included into the contract price.  A General Warranty Deed will be supplied by the seller at the sellers expense giving marketable title subject to restrictions of record. Title insurance will be at the buyer’s expense.

Bidder Information Package: A Package of information has been assembled for this property and includes:  property information, area information and a seller’s property disclosures.

Property Inspection: Preview of the property is essential. Property will be sold “as is, where is,” Property will be sold subject to easements, restrictions, zoning and other matters of record.

Conduct of Auction: Conduct of auction and bidding increments are at the discretion of AJ Karas Auctioneers, LLC. AJ Karas Auctioneers, LLC reserves the right to deny any person admittance to the auction.
