Sealed Bids Due to AJ Karas Auctioneers on or before Wednesday July 20th at 5:00 PM.

The top 5 bidders will be invited to the live auction portion. We will notify you July 21st if you are one of the top 5.

* STEP TWO: Live Auction

Bidders Registration: All prospective buyers must register to bid. A $10,000.00 cashier’s check or certified check payable to AJ Karas Auctioneers, LLC will be required to bid at the live auction. A 10% buyer’s premium will be added to final bid and included in total contract price, a 10% non-refundable down payment will be due immediately after being declared the buyer. This amount will be applied to the purchase price and will be deposited in the brokers escrow account. The $10,000.00 cashier’s check will be immediately returned in the event the bidder is unsuccessful.

Phone Bidding: Phone bidding registration must be completed 48 hours prior to the auction. All terms will apply as if you were participating at the auction in person.

Closing: The balance is due in cash or new loan at closing within 30 days. A General Warranty Deed will be supplied by the seller at the sellers expense giving marketable title subject to restrictions of record. Taxes & Home Owners Association fees are pro-rated. Title insurance will be at the buyer’s expense.

Bidder Information Package: A Package of information has been assembled for this property and includes: a seller’s property disclosure, a square footage disclosure, a source of water addendum, a lead based paint disclosure, and title documentation.

Property Inspection: Preview of the property is essential. Property will be sold “as is, where is,” Property will be sold subject to easements, restrictions, zoning and other matters of record.

Conduct of Auction: Conduct of auction and bidding increments are at the discretion of AJ Karas Auctioneers, LLC. AJ Karas Auctioneers, LLC reserves the right to deny any person admittance to the auction.

Broker Participation Invited: A 3% Broker CO-OP is being offered to the broker that brings the successful high bidder. Brokers must register their buyer 48 hours in advance subject to established AJ Karas Auctioneers, LLC guidelines. Contact our office for more information 877-612-8494.
