AUCTION TERMS & CONDITIONS
Bidders Registration: All prospective buyers must register to bid. A $10,000.00 cashier's check or certified check made payable to AJ Karas Auctioneers, LLC will be required to bid at the auction. A 10% buyer's premium will be added to the final bid and included in the total contract price. A 10% non-refundable down payment will be due immediately after a winner is declared. This amount will be applied to the purchase price and will be deposited in the broker's escrow account. The $10,000.00 cashier's check will be immediately returned in the event the bidder is unsuccessful.

Online & Phone Bidding:
Online & phone bidding registration must be completed 48 hours prior to the auction. All terms will apply as if you were participating at the auction in person. Please contact our office for further instructions.

Closing:
The balance is due in cash or new loan at closing, which will be within 30 days of the auction. Seller shall execute and deliver a General Warranty Deed to buyer, conveying the property free and clear of all taxes (except the general taxes for the year of closing) and of all liens, unless otherwise specified. Taxes & Home Owner's Association fees are pro-rated. Title insurance will be at the buyer's expense.

Bidder Information Package:
A package of information has been assembled for this property including preliminary title report, area information, and seller's property disclosure. Property Inspection: Preview and inspection of the property is essential. Property will be sold as is/where is. Property will be sold subject to easements, restrictions, zoning, and other matters of record.

Conduct of Auction:
Conduct of auction and bidding increments are at the discretion of AJ Karas Auctioneers, LLC. AJ Karas Auctioneers, LLC reserves the right to deny any person admittance to the auction.

Broker Participation Invited:
A 3% Broker CO-OP is being offered to the broker that properly registers the winning bidder. Brokers must register their buyer 48 hours in advance, subject to the established AJ Karas Auctioneers, LLC guidelines. Contact our office for more information toll-free 877-612-8494.
