AUCTION TERMS & CONDITIONS
Bidders Registration:    All prospective buyers must register to bid.  A $10,000.00 cashier’s check or certified check payable to the Pacific Auction Exchange Escrow account will be required to bid at the auction. The $10,000.00 cashiers check will be immediately returned to the unsuccessful bidders.

 
Down Payment:    A 10% Buyers Premium will be added to the final bid and included in the total contract price.  A 10% non-refundable down payment will be due immediately after being declared the buyer.  This amount will be applied to the purchase price and will be deposited in the Broker’s Escrow Account.
 
Closing:    The balance is due in cash or new loan at closing within 30 days.  A General Warranty Deed will be supplied by the seller at the seller’s expense giving marketable title subject to restrictions of record.  Taxes are pro-rated.  Title insurance will be at the buyer’s expense.  Subject property is sold “As-Is”, no contingencies.
 
Broker Co-op:    Broker Participation is welcome.  Brokers must register their buyers 48 hours in advance subject to established Pacific Auction Exchange guidelines.  If there is a broker/agent representing you they will need to call our office to receive instructions (877-612-8494).

Participation:
You can bid by telephone with a PAX representative, or online with Proxy Bid on the Internet by registering via s on our web site at www.auction-works.com.  Please call our office for information on how to participate in either of these methods.
*Please note:  If you are unable to attend the auction our office must   receive the required signed documents and your cashier’s check or money order for $10,000.00 at least 48 hours before the auction.  You can UPS or fax these documents and wire-transfer the required funds to our escrow account.  Again, please call our office for additional details.
