Janelle Karas is the founder and owner of AJ Karas Auctioneers, LLC. "We first became aware of real estate auction in March of 2002, and by June 2002 sold property exclusively at auction. We successfully market and sell in subdivisions (smaller lots to large acreage), residential condos to luxury estates, as well as commercial and investment properties, at auction. We have agents that work all over the country to help buy and sell property using the auction method. AJ Karas Auctioneers, LLC provides innovation and vision to the real estate auction process. We developed an in-house operation system that effectively handles all aspects of the auction process--from contract to closing, along with a cutting edge marketing team. Janelle is an active member in the Colorado Auctioneers Association and the National Auctioneers Association. Janelle is a board member of the Colorado Auctioneers Association. Janelle is in the process of acquiring several accreditations and continues to take courses to further educate herself about real estate auctions. Janelle attended the College of World Champion Auctioneers in 2003 and personally oversees all real estate auctions. She is also very active in local and state charity auctions.

Janelle commenced her real estate career in 1990 in “list and sell” real estate and has experience in mortgages, real estate development, and investing. She has worked exclusively in the Real Estate Auction industry since 2002. She holds her brokers license in both Colorado and New Mexico. Janelle is an active educator, much sought after speaker and proponent of the auction process. Janelle is an instructor at Colorado Rocky Mountain Real Estate College, where she educates real estate brokers about the fastest growing segment of real estate—the auction event process. Janelle believes all fear will disappear through education and understanding.
Darcy began her real estate career working at Corporate Headquarters of RE/MAX ten years ago and then eventually worked for the CEO of RE/MAX, Dave Liniger, traveling around the country on his race team for the NASCAR Winston Cup Series.
Darcy has been a full time real estate agent for the past 9 years and is well versed with Auctions, pre-foreclosures, short sales, and REO properties. Darcy regularly attends conferences, workshops and meetings to keep abreast of current information and developments in the rapidly advancing and changing Real Estate and Auction field. Darcy's commitment to continuing education in delivering the most up-to-date and advanced Real Estate and Auction practices, keeps her intellectually sharp and a highly competent business woman.
Darcy is good at building, nurturing, and maintaining long term relationships with her Clients. Her goal in this industry is to meet and exceed each customer's expectations with service that sells. Darcy has strong family values and knows that is what is most important in life. Darcy loves spending quality time with her family when she is not helping other families making their dreams come true. She also enjoys horseback riding, skiing, scuba diving, and riding her Harley. Darcy recently graduated at the top of her class at the Continental School of Auctioneering in Mankato, Minnesota. This is “Americas Favorite Auction School” and the only school that specializes in Real Estate Auctions. She trained with 5 Hall of Fame Auctioneer Leaders. She earned several Professional Certifications including Certified Auction Professional, Real Estate Agent/Buyers Agent, and Professional Ringwoman.
Susan began her real estate auction career in 1997 as an administrative assistant for one of the top real estate auction firms in the world. She graduated from administration into sales and went on to spearhead the procurement of over half a billion dollars in real estate auction business for her firm. With her strong background in sales, she quickly became known as one of the top research and marketing specialists in the industry. After being promoted to Business Development Director and National Marketing Specialist, Susan traveled the U.S. procuring real estate auction projects including luxury homes, farms and ranches, development projects and commercial offerings. She has received many accolades for her sales achievements, and is a certified professional home stager and a licensed broker associate in the state of Colorado.

Barb Rosnowski acquired her real estate license in early 2010. However, she is not new to the real estate industry. As part owner of a family owned custom homebuilding business for 15 years, Barb wore many hats: executing marketing programs for home sales, assisting with the design and guiding the homeowners through the process of building the home of their dreams.
Many of these homes were awarded “Built Green” certification and several were featured on The Boulder Fall Home Tour. Barb knows the importance of quality and value in a home and always emphasizes this when she is working for her clients.
With her background and experience in the construction business, Barb can relate to a builder’s desire to move inventory quickly rather than absorbing the expense of carrying it long term. She believes that auction is an excellent means to do this for all types of sellers, and has chosen to specialize in the auction method of sales. Barb is continually upgrading her education and training, particularly in the auction niche of real estate.
When Barb is not working on real estate and auctions, you can find her out touring open houses, checking out inventory, looking for investments – yes homes are her passion! She is currently a Board member of the HOA association where she lives. In addition, Barb road bikes, hikes, is a novice golfer, and loves her Golden Retriever, “Coors Lite”. Her daughter attends University of Northern Colorado in Greeley.
Karen initiates and implements AJ Karas’ auction marketing campaigns. The scope of each campaign begins with research, media planning and budgeting at the beginning of each campaign, production of copy and creative for online and print media, and tracking media results and metrics.
Karen has a background in magazine publishing, production management, and marketing for the educational, restaurant and real estate and home construction industries. She began working with AJ Karas Auctioneers in 2005, designing and producing marketing materials for their auctions.
Karen thrives on juggling multiple projects, meeting deadlines and providing exceptional customer service to our clients. She is deeply committed to learning and education and continues to take courses and tutorials on online marketing, social media and web production.
In her spare time, Karen enjoys training and competing with her two dogs in agility, (a sport in which dog and handler run through an obstacle course and are judged for time and clean execution), doing Therapy Dog visits with her dog at a local Alzheimers Assisted Living Community, volunteering with local dog rescue organizations, skiing, hiking and camping in beautiful Colorado.
